Granny Flat Innovations’ aim is to make the design and construction process as simple and streamlined as possible. To assist you in determining whether one of our Granny Flats is suitable for you, we have compiled some frequently asked questions.
Q. Is my block suitable?
A. As long as you have an approx. 12.5metre wide block with the relevant clearances from the fence line your block can accommodate one of our standard Granny Flats.
Q. Do I have to choose one of your standard designs?
A. No. We can modify one of our designs or completely custom design a new Granny Flat to suit your block and your needs. We will find a Granny Flat Innovation for you.
Q. Can your designs be modified, and is there a cost to modify the design?
A. As we are a design and construction company, we can certainly customise the design to suit you. However, as we buy our materials in bulk, we can offer great deals on these particular standard designs. Changes to the design are possible, and depending on the amount of changes, a small fee may apply.
Q. What is the largest size Granny Flat you can build?
A. The largest permissible building size is approximately 60m2. This is equivalent to a 2 bedroom unit, with living, dining, kitchen, bathroom and laundry facilities. You can have an external porch, deck or verandah also, and these are NOT included in the 60m2 area.
Q. Our block shape is irregular. Can you custom design a Granny Flat to suit?
A. In the case where one of our standard designs does not fit on your block, we can customise a design to suit.
Q. Can the Granny Flat be attached to the main house?
A. Yes, it can be attached or detached from the main house. In most circumstances it is cheaper to build a Granny Flat as a detached home.
Q. Can I build to the boundary?
A. No. There are setback requirements for the construction of a Granny Flat, in most cases the building must finish at least 1.5 metres from the properties boundary.
Q. We need a Granny Flat that requires wheel chair access. Can you assist us with this?
A. We can modify one of our designs or custom design a Granny Flat to comply with Disability Access Australian Standard 1428.1-2009. Other features can also include wider doors, a hobless shower base, safety grab rails and a raised toilet as well as other features that are required.
Q. Can I choose the colour of the finishes of my Granny Flat?
A. Absolutely. Our Interior Designer will work with you to obtain a colour scheme for your new Granny Flat that best suits your surrounds and lifestyle.
Q. Do you offer a fixed price contract?
A. Yes. Once the final design and specifications have been agreed on you are presented with a fixed price contract. This will not change unless you request variations to the design or specifications after the signing of the contract.
Q. How long does it take to build a Granny Flat?
A. Generally it takes 8 – 10 weeks for your standard Granny Flat to be built after the initial site works and slab has been completed. This is subject to weather and other unforeseen circumstances.
Q. What is an approximation of the site works costs?
A. These costs will vary depending on location, the level of the ground and the distance to connect your local services but a general estimate will be somewhere between $4,000 and $6,000. A fixed price will be provided after the design and approval stage.
Q. Do your Granny Flats come with a guarantee?
A. Yes, all our constructions come with a lifetime structural guarantee.
Q. Are your contractors insured while at my house?
A. Yes, we have all the required current insurance policies for Building Works, Workers Compensation and Public Liability insurance.
Q. Do your homes come in kits?
A. No. We are builders, so we will build the home in your backyard, from the ground up. All our Granny Flats are constructed on site by our team of specialised tradespeople.
